Chapter Thirty-Four: Greed
After leaving the agency, Wang Jianfa parted ways with Zhang Wei and the other two, heading off ahead to another real estate office to collect a set of keys, while Zhang Wei led his two clients behind. Zhang Wei had prepared three properties in total: two two-bedroom apartments and a standalone villa. Both apartments were located in Elegant Garden, while the villa was in the Xiangjiang Villas district. As they walked, Zhang Wei introduced the neighborhood’s environment, amenities, and property management to the clients in detail. Glancing back inadvertently, he suddenly noticed that Wang Min had followed them without his realizing.
“What are you doing here?” Zhang Wei pulled Wang Min aside, lowering his voice.
“I’m joining you to show the clients around!” Wang Min responded with a flirtatious wink and a soft laugh.
“Perfect timing. Go help me borrow the keys for the other apartment so we’re not pressed for time during the tours.” Zhang Wei instructed her.
Hearing this, Wang Min frowned, irritation rising inside her. She had followed Zhang Wei to observe his client interactions firsthand, not to run errands for him. Yet, the words of refusal stuck in her throat and wouldn’t come out.
The real estate business is all about teamwork—without colleagues supporting one another, you simply can’t handle clients. For example, if Zhang Wei didn’t have Wang Jianfa’s help, he couldn’t just take clients to another agency to borrow keys—that would essentially be handing them over to a competitor. Likewise, whatever tension might exist privately between Wang Min and Zhang Wei, at work they had to help each other. If Wang Min refused to fetch the keys this time, Zhang Wei could refuse her the next, which would inevitably disrupt the company’s business—a situation absolutely prohibited.
“Tell me the apartment number for the keys, and give me your ID and business card,” Wang Min said, pouting in reluctant resignation.
“Here you go—my ID, business card, and this slip lists the property info. Take a look.” Zhang Wei handed her everything, then turned to chat with Zhou Pangzi and Liu Yurou.
“What rotten luck. If I’d known you’d make me run errands, I’d never have come,” Wang Min sighed, glanced at the paper, and headed toward the agency where the keys were kept.
Some owners who don’t live in Elegant Garden but want to rent or sell their properties leave their keys at a real estate office to save time and effort. Other agents with interested clients can borrow the keys, but must leave their own ID, business card, work permit, or other identification as collateral. Only then will the agency lend them the keys.
The first property Zhang Wei prepared was in Building 7, a ninety-six-square-meter apartment facing southeast on the eighteenth floor, flooded with sunlight. In the tower block, this orientation and layout was among the best, carefully selected by Zhang Wei.
Residential buildings are generally divided into slab and tower types. Slab buildings are north-south facing, with two apartments per landing, minimal shared space, and usually stand six stories or lower, offering a superior living environment. Tower buildings have variable orientations, flexible layouts, more shared space, and higher density, making them less comfortable than slabs. They are typically high-rises.
Zhang Wei led Zhou Pangzi and Liu Yurou out of the elevator. Wang Jianfa had already opened the door in advance. Zhang Wei handed out shoe covers to the clients and put on a pair himself before entering the two-bedroom apartment.
Two-bedroom apartments usually range from eighty to a hundred and ten square meters. At ninety-six square meters, this apartment was on the larger side. Its standout feature was that the east and south walls were entirely floor-to-ceiling windows, offering a stunning view—Zhang Wei’s favorite two-bedroom layout.
This apartment had two bedrooms and two living areas. Besides the main living room, there was a small lounge between the bedrooms that could serve as a dressing room, making efficient use of space.
As soon as Liu Yurou entered, she flitted merrily from the living room to the bedrooms, kitchen, and bathroom, her eyes sparkling with excitement—clearly delighted with the property.
“Brother Zhou, what do you think of this apartment?” Zhang Wei knew Zhou Pangzi was the one paying; if he didn’t approve, it wouldn’t matter how much Liu Yurou liked it.
“It’s nice—if Yurou likes it, I have no objections.” Zhou Pangzi smiled amiably, unconcerned.
Seeing his easygoing manner, Zhang Wei understood that Zhou Pangzi was wealthy enough not to care about the price. As long as Liu Yurou was pleased, he’d buy it.
“Miss Liu, how do you feel about this apartment?” Zhang Wei asked Liu Yurou.
“It’s great—I like the style and layout, and the floor is just right. My only concern is that the sunlight in summer might make it too hot,” Liu Yurou replied.
“There’s no need to worry. The floor-to-ceiling windows on the east and south sides are heat-insulating tempered glass, which are as durable and insulating as steel panels. You can always draw the curtains for extra comfort—it’s almost the same as a regular wall,” Zhang Wei assured her.
“This one’s a possibility, but I’d like to see the others first.” Liu Yurou walked over to Zhou Pangzi, tugging his arm and coaxing, “What do you think, Brother Zhou?”
Liu Yurou’s voice was already soft and alluring, and with her coquettish plea, few men could resist. Zhou Pangzi, though he shuddered, was clearly delighted, his pudgy face creasing with a broad smile. “Of course, let’s see the rest.”
The second apartment was in Building 8, not far from Building 7—a high-rise slab building with two units per floor and north-south orientation, offering a better living environment than Building 7.
This two-bedroom was on the sixteenth floor. As soon as they exited the elevator, they saw Wang Min waiting at the door, shooting Zhang Wei a fierce glare. Zhou Pangzi, realizing she was Zhang Wei’s colleague, couldn’t help but sneak a few glances at her graceful figure and mature charm.
This apartment was even larger than the first, at a full hundred square meters. The living room was spacious and impressive for entertaining guests, and the two-bedroom setup included two bathrooms and an en suite in the master bedroom—no less appealing than the other property, each with its own unique style.
Older, more traditional buyers would likely prefer this strictly north-south slab building, while younger clients might favor the expansive floor-to-ceiling window layout—everyone has their preferences.
“Miss Liu, what do you think of this apartment?” Zhang Wei, having realized Zhou Pangzi’s wealth, now addressed Liu Yurou directly.
“This one’s nice too—my parents might prefer it. It’s worth considering.” Liu Yurou nodded, arching her brows as she asked, “Mr. Zhang, are these the only two? Didn’t I ask you to find a different kind as well?”
“Rest assured, I’ve already found another for you, but it’s not in this complex.” Zhang Wei forced a smile. Even without reading her mind, he could tell what Liu Yurou truly cared about wasn’t the layout or style, but the price.
The “other kind” she referred to was, of course, the villa previously mentioned. Zhang Wei certainly hoped he could sell a multi-million villa and earn a hefty commission, but with someone as shrewd as Zhou Pangzi, it was unthinkable he’d buy a villa worth tens of millions just for a mistress. If Liu Yurou got too greedy, she might end up with nothing at all.
