After chatting briefly with Liu Ziqi and Fang Wenjun, Zhang Wei returned to his seat and logged two sets of property listings into the Fangyou system. One was a listing he had obtained earlier that morning from another agent, and the other was the one Fang Wenjun had just found after contacting the owner.
In real estate agencies, listing performance attribution is primarily based on the Fangyou system, meaning these two properties were now officially under Zhang Wei’s name. According to the agreement between Zhang Wei and Fang Wenjun, whoever brings in new listings can take clients to view those properties. Fang Wenjun could no longer show the apartment at 1812 to clients.
Although it seemed somewhat unscrupulous for Zhang Wei to snatch Fang Wenjun’s listing, competition in the brokerage industry was fierce. Showing leniency just because the other party was a woman would mean Zhang Wei would never achieve anything significant in life.
Looking at it from another perspective, this incident was partly Fang Wenjun’s fault. If, when Zhang Wei asked whether she had found any listings, she had openly announced the 1812 property or immediately entered it into the Fangyou system, Zhang Wei wouldn’t have had the chance to snatch it.
But Fang Wenjun didn’t do that. If she had entered the three-bedroom listing into the Fangyou system, according to their agreement, Zhang Wei wouldn’t be able to use that property to show Li Qin. However, this agreement could not restrict other agents.
The Fangyou system at Zhongtong Company was connected network-wide. Once a listing was entered, hundreds of branches in the district could see the property information. If others had clients looking to rent a three-bedroom apartment, they could still show this property to their clients. This explained why agents often preferred to hide their listings.
After entering the listings into the system, Zhang Wei stepped outside the store and called Zhang Qin to share the basic information about the two properties. Upon hearing the details, Zhang Qin expressed general satisfaction.
Zhang Wei had hoped to seize the moment and arrange a viewing immediately, but Zhang Qin and her husband had plans to dine with friends. So, he scheduled the viewing for 9 a.m. the next day. Zhang Qin would come with her husband, and if the properties were satisfactory, they could sign the contract on the spot.
After the call, Zhang Wei returned to the Zhongtong office and walked over to Wang Jianfa’s desk, tapping on it. “Jianfa, where did Xu go?”
“Xu had something to attend to and left early,” Wang Jianfa looked up at Zhang Wei.
“Will Xu be back tonight?” Zhang Wei asked.
“Probably not. Do you need to see him?” Wang Jianfa replied, puzzled.
“No, nothing important. Xu usually doesn’t leave the store unless he’s with clients. I just noticed he wasn’t here, so I asked casually,” Zhang Wei smiled and shifted the topic, “I’m a bit hungry. Let’s go grab a bite together.”
“Are you really going out to eat, or do you just want to leave early because Xu’s not here? Don’t forget we still have Manager Su in the store,” Wang Jianfa warned.
“It’s fine. I’ll just go out for a bit and come back later tonight,” Zhang Wei said.
“I’m not going—I’ve got to save my appetite for dinner with my wife. You go ahead,” Wang Jianfa shook his head.
“You’re really done for, being tied down by a woman like that. Pathetic,” Zhang Wei muttered, ignoring Wang Jianfa as he left the Zhongtong office.
Zhang Wei’s home was within the residential complex, just a five-minute walk. He bought some cold and hot dishes to take home. Since Xu Ming wasn’t in the office tonight, Zhang Wei wasn’t afraid of getting scolded.
He was gone for two hours. When he returned to the Zhongtong office at eight o’clock in the evening, everyone except Xu Ming was gathered together. Su Ning sat opposite the group with a notebook in hand, apparently ready to start a meeting.
“Zhang Wei, hurry up. The meeting’s about to start,” Su Ning said with a raised eyebrow, her tone tinged with mild displeasure as she saw him enter.
Zhang Wei smiled silently, took his seat, pulled out a pen and notebook, and put on a listening expression. Although real estate brokerage was relatively flexible, the work hours were long—often more than twelve hours a day.
Occasionally, sneaking a little break while the store manager wasn’t around was a way to balance work and rest. Though Su Ning was the store manager of the Yayuan branch, Zhang Wei wasn’t in her team, so she had no authority over him. Naturally, Zhang Wei paid no mind.
“Since everyone’s here, let’s officially start. Today, Manager Xu should have hosted the meeting, but he left early due to personal matters. I’ll be taking over. I hope everyone takes this seriously,” Su Ning said, casting a subtle glance toward Zhang Wei as she finished.
The purpose of the meeting was to summarize work and results, share new listings, and discuss any issues encountered while showing properties—a chance for colleagues to exchange experiences.
Midway through the meeting, Su Ning asked Fang Wenjun, “Have you made any progress with the client interested in the three-bedroom rental? Have you found any new three-bedroom listings?”
“Oh… not yet,” Fang Wenjun hesitated, glanced at Zhang Wei, and offered an excuse, “But this afternoon, I contacted a three-bedroom owner who’s somewhat interested in renting out, though they still need to discuss it with their family, so nothing’s confirmed yet.”
Her ambiguous wording meant that since the owner hadn’t confirmed renting, there was no need to disclose the unit number or enter the listing into the Fangyou system. This also set the tone for tomorrow’s client viewing, avoiding any awkwardness that might reveal she was hiding the listing.
Su Ning, with her extensive experience, had personally mentored Fang Wenjun. Hearing her vague tone, she knew this matter likely had some progress; otherwise, Fang Wenjun wouldn’t be so evasive. She then turned to Zhang Wei and asked, “Zhang Wei, have you found any new three-bedroom rental listings?”
“Sister Su, isn’t it pointless to ask him? He’s barely in the store all day and hasn’t touched the landline once. How’s he supposed to find new three-bedroom rentals?” Liu Ziqi made a face at Zhang Wei and scoffed.
The others silently nodded. Working in the same store, everyone clearly saw who was putting in effort and who wasn’t. They didn’t expect Zhang Wei to have any new three-bedroom listings.
Zhang Wei was rarely at the store, and Xu Ming paid him no mind. Everyone felt a bit resentful. They were ordinary agents—why did Zhang Wei get to enjoy such freedom? No one dared voice their thoughts, but Liu Ziqi spoke out loud what others were thinking.
“Liu Ziqi, you’re talking as if I’m neglecting my duties. You really underestimate me,” Zhang Wei’s eyes flashed sharply as he smiled.
“I didn’t say you were neglecting your duties. I just said that with your method, you won’t find any rental listings,” Liu Ziqi retorted confidently, lifting her chin.
“Enough, Ziqi, stop talking so much. Why do you have to comment on everything?” Su Ning scolded Liu Ziqi. Although she didn’t believe Zhang Wei had new listings either, since the question had been raised, she pressed on, “Zhang Wei, have you found any new three-bedroom rentals?”
“Manager Su, I have found two three-bedroom rental listings—one in Building 8, Unit 1506, and the other in Building 6, Unit 1812. I’ve already scheduled viewings with clients for tomorrow,” Zhang Wei replied.
